REQUEST A FREE INSPECTION

Gopher Roofing & Restoration replaces roofs on homes across Minneapolis and the Twin Cities. Every job starts with a free inspection and a written estimate. Architectural asphalt shingles are our standard roof, and metal is available. If a repair will do the job, a repair is what we recommend.

Not Every Tired Roof Needs Replacing

Most people who call us about a new roof aren’t sure they need one. Some do. A lot of them have one bad area and a roof with years left everywhere else.

So we look at the whole roof before we say anything. If a repair will hold, we recommend the repair. We recommend a replacement only when the roof needs one.

That can mean we talk you out of the bigger job. We would rather do that than sell you a roof you didn’t need. If it turns out a repair is the answer, our roof repair team handles it.

Jason Brouwer, who owns Gopher, usually does that inspection himself. Here’s how he puts it:

“I always look at the project as if it was my own roof and what makes sense.”

Jason Brouwer, Owner

He asks how long you’ve lived in the house and how long you plan to stay. Then he looks at the damage and estimates how long a repair would last. If the roof will keep having small problems, he’ll tell you. If a repair will hold, that’s what he recommends.

How to Tell a Roof Is Done

Age matters, but it doesn’t decide it. What decides it is how much of the roof is failing.

Usually a repair

  • The damage is in one area and the rest of the roof is sound.
  • The leak traces back to one spot, like a vent, a chimney, a skylight or a valley.
  • A storm took a section of shingles and left the rest alone.

Usually a replacement

  • The shingles are worn out across the whole roof, not in one patch.
  • Leaks are showing up in more than one part of the house.
  • Earlier repairs have stopped holding.
  • A storm damaged most of the roof, not one slope.
  • It’s a 3-tab roof, the older flat, single-layer shingle. In most cases those need replacing now or very soon.

If you have water coming in and don’t know where from, start with our roof leak repair page. A leak on its own is rarely a reason to replace a roof.

Not sure which list your roof is on? Call 612-331-7663 and we’ll come look. The inspection is free.

What Happens When We Replace Your Roof

Step one costs nothing. Call 612-331-7663 or request a free inspection.

Asphalt or Metal

Architectural asphalt shingles

This is our standard roof. We install mainly GAF Timberline HDZ, and Owens Corning Duration as well.

Metal roofing

A metal roof lasts 40 to 70 years. It costs more up front, so it makes the most sense if you plan to stay in the house a long time.

Tell us how long you expect to be in the home and what matters most to you. We’ll tell you which one we’d put on.

What We Find Under the Old Shingles

Under the shingles is a layer of wood called the decking. It’s what the roof is nailed to. Nobody can see its condition until the old roof is off, and that includes us.

Most of the time it’s fine. Sometimes years of slow leaks have rotted a section. When that happens we stop, show you the damage, and tell you what it costs to replace before we go any further.

You won’t find out about it on the final bill.

Our Warranty on a New Roof

Every roof we replace comes with a 10-year leak warranty.

In the first year we go further. If your new roof leaks, we fix the roof and we fix the damage the leak did inside your home.

If a Storm Damaged Your Roof

Some replacements are paid for through a homeowner’s insurance claim. If hail or wind is the reason your roof needs replacing, the inspection is still free.

We inspect the roof, document the damage with photographs, and work alongside your adjuster. Your insurance company decides what is covered.

The full process is on our storm and hail damage page.

Roof Replacement Questions

It comes down to how much of the roof is failing, not just how old it is. Damage in one area can usually be repaired. Shingles worn out across the whole roof, or leaks in several rooms, point to replacement. We tell you plainly which one you have after a free inspection.

Most roof replacements in the Twin Cities fall between $8,000 and $20,000. Where yours lands depends on the size and pitch of the roof, the material you choose and the condition of the wood underneath. Larger, steeper roofs and metal cost more. We inspect for free and give you a written estimate for your home.

Architectural asphalt shingles are our standard roof. Metal costs more up front and lasts 40 to 70 years, so it suits homeowners who plan to stay in the house a long time. Tell us how long you expect to be there and what matters most to you, and we will give you a straight recommendation.

We stop and tell you. Nobody can see the wood under a roof until the old shingles are off, so it cannot be priced exactly in advance. If we find damage, you will know what it is and what it costs to fix before we cover it up. It will not turn up as a surprise on the final bill.

If a storm caused the damage, it may. That decision belongs to your insurance company. Our part is to inspect the roof, document the damage with photographs, and work alongside your adjuster. Wear from age is not the same thing as storm damage, and we will tell you plainly which one we are looking at.

Most homes take one to two days, depending on the size of the roof. Every job is a full tear-off down to the wood, so we can see and fix what is underneath before the new roof goes on. On the last day we clear the yard with a magnet and blowers, so no nails are left behind.

Every roof we replace carries a 10-year leak warranty. In the first year we go further: if the new roof leaks, we fix the roof and the damage the leak caused inside your home. We have worked on Twin Cities roofs for 30+ years, and we will be here for the life of that warranty.

If you are in the Twin Cities metro, most likely. Call 612-331-7663, Monday to Saturday, 7am to 8pm, and we will confirm we cover your address.
